Path 1- Preventive Maintenance Procedures
The Maintenance Procedures (PM) helps with budgeting and controlling maintenance expenses. It is to avoid repeating a maintenance or replacement, and purchasing errors. In fact, money spent on an efficient PM is not by nature a cost. It is to prevent profit loss due to stoppage or emergency breakdown of work procedures. It must not add to administrative procedure and be regarded as another thing to do. For instance, record keeping must be very simple and effective.
Therefore, a system of coding on the time tickets is defined to help with better evaluation of maintenance duties and the actions required to avoid that failure.
The data that is collected in PM detects where high costs occur, amend criteria of new constructions, rules out the need for doing trivial jobs by a high skilled workforce and have to do what they are mastered and charge a premium compensation for.
For instance, according to the textbook, a typical coding system has code elements such as AM- for the maintenance supervisor for his administrative duties versus technical supervisions; AC for Air-conditioning to determine costs for corrective steps and avoid future similar costs; Boiler would point breakdown of the service and guide the time for maintenance services or other codes specific or general to the system.
The aim of this coding is to make filling out the time tickets a simple and quick job which can be otherwise very time-consuming.
Another interesting point mentioned in the textbook was that to keep personality out of the PM program other than simplifying the process of keeping records is to assign billet number to each maintenance personnel, helper, etc. This will help for instance when one of the left, the new employee be assigned to the same task, billet number, for payroll.
