1) Top management is supporting a culture of unethical behavior by advising an employee to lie. They want them to lie to the seller in order to make a sell. They wanted to justify this unethical behavior as the being the best deal for the seller, so it was as if the interest of the seller was in mind. 

2) Instead of lying in order convince the seller to reduce the down payment and asking price, Mary could ask the buyer if it was alright to communicate with the seller his plans for the property so that the seller might lower the down payment and asking price. This would be a better alternative as now she would be giving transparent information and not be lying on the reverend’s behalf. This transparency about the plans for the property as well as the price being out of reach for the reverend may convince the seller to reduce the down payment and asking price without anyone being deceived. 

3) If realtors have a code of ethics that requires truthful and transparent information, Mary should tell George that she is not going to lie to the seller on behalf of the reverend just to be able to finalize a sale, and that she is going to inform the seller that someone is interested in the property, but it is out of their price range as well as who the buyer is and their intentions for the property with the hope that the seller with reduce the down payment and asking price. She should also remind George that lying and not being completely transparent with either the seller or buyer goes against their code of ethics.

1.How is top management supporting a culture of ethical or unethical behavior?  The support is unethical behavior and integrity and trust do not exist/ She is being told to lie for the sake of a sale and neither party is going to win in a situation like this. That is why i’m real skeptical when it comes to sales for i question integrity. 

2.Discuss the alternatives and duties Mary has as a representative for both buyer and seller? She has to be honest with both . She must tell the owner what is being offered and the request of the buyer and she must truly let the potential buyer know what the seller is proposing to do or not do. Mary has walked into a situation which can define her career and ethical standards in the business sector. 

3.If realtors have a code of ethics that requires truthful and transparent information, what should Mary tell George, the owner of JSKY? She is not going to lie to either person and she should consider moving on to another company because of ethical concerns.  She should really take a good look at her situation and realize that this is not an isolated case and this will come up again at some point with this company. She should also look at the moral obligation that she owes to both parties and take their best interest at a heart. I know sales are important but their has to be integrity and trust /
